Upcoming Auction on a SFR in Santa Clara County

When you go to an on-site property auction, what advice can you give on how to get out in front of other Investors when the Seller's focus is to get as much $ for the property in an AS IS condition. 1956 house, 1240 SF, with $100,000 in repairs.  Zillow has COMPS in the area at $968K.  There have been no up-grades to the property and in fact, driveway will have to be re-poured, entirely new landscaping (sod front and back) new fence.  The remainder are new windows, paint, hardwood floors, kitchen upgrade, bathroom vanities, lights and cabinets.

Welcome any suggestions on how to get out in front of others?

Ran analysis on house flipping and it showed ROI 18.35% holding for 6 months.

Looking forward to any suggestions.
