My husband has an active LLC for his side business, but I am curious if anyone can recommend any books, podcasts, or other material so that I may understand the tax laws and how to be creative (legally).I'm not sure if I should plan to create my own LLC or if I could use his LLC for two opposite business ventures.

If you are told that you take on too much liability as a GP, ask "why not as a joint venture"?  

We are contemplating either adding them to the deed (and incurring those closing costs) or separately entering into a joint venture agreement  whereby they will gain a contractual right to 50% of the profits from the project in exchange for paying 50% of the costs, etc. 

Essentially, your joint venture ("JV") Partner will likely need to qualify as a co-borrower and co-guarantor (if you are buying the property in your own names and will have your individual names on the deed).
