If it went any higher the argument for renting would become even stronger.The opportunity cost of tying up all that cash, time & energy is almost never worth it.One of the only times it makes since to finance your primary residence is when you know you are buying a property substantially under market, and reselling it.

What incentive would make you, as a buyer's agent go back to the seller's agent during negotiations and initiate a tactful argument that the buyer's offer is fair value for the property and he should sell it at that price point?

My counter argument would be that many people have limited capital to invest with so if they decide to deploy capital, they want to ensure that it will be as much of a "homerun" as possible.
