I would say that the typical borrower might initially be more leery of an HML than a Private Money Lender, but having a well established operation and sterling reputation (or terrible business practices and a poor reputation) will swing that pendulum either way, and with far more volume than the title of its operator.

Then it could not be close to the trains at all, no power lines, level back yard, certain school district, close to work, low traffic side of the roads, and also private wooded lot in a subdivision with HOA that backs up to the woods and not other houses.
