I have my latest flip under contract; it spent 5 days on the MLS.

I have been waiting to move down here to start investing and get my first fix and flip under my belt as I am originally from NJ. 

How can he get the property under contract (tie it up) so that no one else is able to purchase it while he gets the remaining cash together?  

We have a little one bedroom condo we purchased for just under 150k, and it's been grossing about $3500/ month.  

I'm getting my information straight and tomorrow I got a property and hopefully have it under contract.

I just closed on a property in NYC, under my personal name.  

If they own several they are obviously investors.Once you get a response from the seller of the vacant house, negotiate a deal to buy it for all cash and get it under contract.

I would have purchased with a regular loan but I am currently under contract with another deal and don't want to screw up the current deal that I have that is being financed with an FHA 203k Loan. 

I'd recommend getting a few deals under your belt and to keep track of the results with the goal of using them as a confidence boost for future potential partners/private investors.
