This puts me in a bit of a catch-22, how can I get commercial brokerage experience when none of them accept new agents?

You need your funding lined up before you get properties under contract.As a Realtor representing a seller, part of my job is to be sure we don't accept an offer unless we're confident that it will close.As part of my due diligence, I contact the lender to find out whether the pre-approval or POF is solid. 

But I do make about 15 offers before one is accepted.

In our mailers, we will typically use a Call to Action (CTA) such as a phone number or website address.

It is not acceptable (to me) for my tenants to wait "who knows how long" to have their repairs completed.
