I've bought and read all three of the bigger pocket books and plan to take this career path.

Prior to this year I have spent a lot of time banging my head against the wall trying to figure out what to do with my life, and continuously chased a career in something that was primarily influenced by my desire to follow my dads footsteps to make him happy, proud, or impressed with me. 

It will be a one stop shop that shows all you've done and will be a great source of motivation as well as add value to your real estate investing career.

What I do want to do is supplement my income and in a relatively short time frame, figure out how I can best use real estate to bring in cash sooner than later and to make this a full-time career.

I would be very interested to learn more about how you started your REI business and began into your investment career.

There is not enough cash flow in this deal for you to sit tight on an empty unit until you find the quality tenant (that you might not even be savvy enough to identify in these early stages of your landlording career ) that makes for a smooth running operation (especially impotant for a newbie).

A lot of people have a job or career in addition to their RE endeavours.
