Before making a purchase I am trying to get my "team" constructed so I can be prepared to pull the trigger when I find my first deal. 

I struggled with that for a bit and it was holding us back from pulling the trigger.

I think a lot of those people aren’t necessarily actively selling but are starting to think about getting out and if they found someone they liked and trusted they would be willing to pull the trigger.

However Fannie Mae allows the borrowers who are the majority members of an LLC to transfer the title to the LLC without it triggering the due on sale clause.

But willing to pull the trigger sooner if it makes sense. 

@Ben FederI had a deal fall through on my in Charleston, pulled the trigger too soon lost the hand money and some extra!

I study each deal very closely, and won't pull the trigger on anything that isn't close to the 70% rule.

Everyone has their own triggers, this one was a shock.The problem is, she is on a TAA Lease, and TAA membership is required by that Lease. 

I know Act 20/22 and Opportunity Zones are attractive but I also know how hard is to find a good team and good investments to pull the trigger.
