Rent per unit looks pretty sweet given the price.

Less vacancy & the depreciation play is sweet too.

So you have to find the sweet spot in rent to not be too high because those who can afford it just end up buying a home.

They also have terrible reviews on the internet and a past waitress told us they are watering down the wine, taking food off plates coming back and replating and the gal is the chef with no experience cooking.

Are there some smaller cities or towns, that have a specific draw (like wine tours or something) that are maybe a touch off the beaten path.
