I recently bought my first commercial property in Glendale, AZ and there is an additional half acre gravel lot surrounded with security fencing and a security gate.I have long-term lease set up for the building on front half of the property, but I’d like to start adding value and cash flow to this back lot!

I’ll explain the surrounding circumstances, I’ve been an eyeing an attractive MFH property that has a nice cash flow potential for my area, but the realtor said it is having trouble selling due to the fact that the latest permits were never acquired before the construction/expansion of some of the units.

In my community and surrounding ones where there used to be 40 3 bedroom homes a year ago there are now only 3 everything is selling in a matter of hours to days.

These are some areas I considered: 46222 - Hawthorne, Haughville46208 - Crown hill and general area surrounding the children's museum46226 - Lawrence and Devington What do you think?

To get a better idea what my MAO will be, I’d like to know what investors are paying in the Dallas/Fort Worth metroplex and surrounding areas in Texas.

I would prefer to find a property in northwest Philly but I'm also looking in the surrounding suburbs.I'm encountering situations where properties of this size in need of a heavy rehab (full or partial gut jobs) don't have sprinkler systems.
