Hello All, My partner (business not life) and I have decided to get into CRE.

This is a business at the end of the day.I don't walk into a Lambo dealership and expect them to hear my sob story as to why I need a more expensive car over a KIA that I can afford.

I lean towards the formation of a business, but I am unsure the route to take, i.e.

Would these rules change if the REI business was an S Corp vs llc? 

as far as financing will go for your potential buyers the duplexes will be easiest because you can get both investor and owner occupants . the multi family 5 units and more will be cinsdered commercial and cut out owner occupants . the assisted living is extremely limited when it comes to financing and now it becomes a specialty item that's an investor looking to be in assisted living business
