If you're utilizing the house hack and low downpayment, I wouldn't think you'd have any issue hitting that target for a Cash on Cash or IRR.

Obviously I don't want to cash out refi and start paying a loan and then wait for an opportunity.

Add in utilities at $200 a month, and you're looking at $2119/month.

Prior to house hunting it would be best to work with a lender in getting pre-approved to have your financials reviewed so you know the maximum price point you can start a property search around. 

Have done tons of research into taking loans etc, but probably settling on getting 20% DP and 6 months worth of monthly costs (maintenance/mortgage/utilities).Started looking to my state laws and saw I need 3 years experience to even get a MN broker license and was wondering how I should go about that.Does that mean I have to sell houses or is there a way to become an employee under an existing property manager?
