When I asked for the scope of work done, it was minor things, replacing tile--caulking--a toilet......nothing about the nitty gritty like the roof, furnace, windows, etc.....the house from the outside looks bad and times that by 10 other properties and you see how situations like these affect our city....but what's even worse is what he paid for these properties.

On a side note, one of the tenants is moving out next month and it'll give me a chance to swap out the fixtures for low flow and also check the toilets. 

And, I have an ongoing issue with the tennants flushing improper items down the toilet (tampons, sanitary napkins, baby wipes ect.).

What I never understood was why would the TK sell an overpriced property when they will indefinitely receive the PM contract from the buyer and make a killing on the 2am snaking the toilet calls.

Most won't give you diddly squat without a signed contract.You can certainly do your market research to verify rental rates, market vacancy and market expenses for the type of property you're trying to buy, but most of the time you will need to be under contract first in order for the seller to give you all of the paperwork you need to confirm the numbers they are claiming for the property.

I had to replace a toilet that cost me roughly $200 out of my $240 allocation. 

I got dinged for a toilet seal, 2 missing globes and one window lock.
