Sounds like you need an S-Corp.I agree, though I would generally recommend an LLC electing s-corp tax status over an actual s-corp.

If you are holding this property for rental purposes and choose to go the LLC route, you should opt for the default tax status of a partnership.Your LLC will need its own EIN.In order to obtain your personal ITIN number, file Form W-7 Application for IRS Individual Taxpayer Identification Number.

You have to remember the county will recognize the residential vs. commercial status on the 1st of January of each year so you'll have to get the legal work done before the end of the year and then request the new designation from the county in the first few days of 2012.
