AZ Real Estate Investing
I am a Real Estate Investor/Broker/Auctioneer from Chicago recently relocated to Phoenix, AZ for this golden opportunity. AZ is #3 in the nation in foreclosures with 1500 per week in Maricopa County alone (Phoenix Metro Area). I have 27 years experience in ivvestment Real Estate with 20 years exclusively in foreclosures. They happen in all economic times and in ALL neighborhoods. There's usually a pattern Divorce, job loss or medical (who plans for a heart attack or a car accident that can change your world in the blink of an eye.). In Illinois people can drag it out for years through the judicial system. AZ is more friendly. Missed payments for 90 days, Trustee Sale in another 90. Case closed. Landlords have more rights and a quicker judicial system, too. This is the wild West!! I have book knowledge with a Finance/Accounting Degree from ASU right here in Tempe, AZ (great school) and #1 in the nation with 68,000 students. Tuition is remarkably affordable at $7,000/yr attracting out of stat and out of country students. My son the Real Estate Attorney in Chicago went to Univ of IL undergrad at $38,000 per year and DePaul Law School at $52,000 per year. Investing in yourself (especially education) is the best investment you can make. I have an MBA from Univ of Colorado, Boulder and will be soon starting my second masters in Computer Science. Let's face it folks, we're in the Facebook generation ans Computers "Ain't" going away. Internet and Real Estate combined is the paradigm shift of the millennium. It's lonely at the top, [REMOVED] Traditionally California investors have always been #1 in purchasing AZ property (it looks so cheap to them...[REMOVED] You can see why I moved here and why I'm so excited/
. I've never lost a dime in Real Estate. Going through my divorce in 2006 I was forced (kicking and screaming) to sell my 21 properties which we did in six months for top dollar. Who knew? Joining a website is like walking into a bar. When you meet someone, do you try to sell them something right away? If you want to be successful, try to introduce yourself and give us a little information about you, not your entire spiel. If you are going to use BP strictly for marketing, you won't get very far as most of us are very investment savvy.
BP's main focus is education followed up by encouraging new investors. There are plenty of RE marketing websites out there if that is your main goal. Most successful BP members have their own website for marketing purposes. But they use BP for education, social networking with like minded investors and to help newbie investors. BP even does the Facebook thing.
So, welcome to BP and we hope that you can contribute more than marketing.
