i have been sitting on cash just waiting to spend it; it is stagnating in a bank.

A big part of that came from sitting back and really thinking about the the life we would ideally live that would provide the most happiness for us.

We focus on motivated FSBO Sellers that have properties sitting on the market 60 days plus and having trouble selling or finding a buyer.

What I do when banks say noI look for another lending institutionthere are many ways to make a deal happen and for you to get your money back outremember when the bank says you have to get the money from a family member there is a little clause they aren't telling you about it is calledseasoningthat means the money you put in the bank has to season or sit in there institution for a number of monthsthis can really make a mess out of a dealthe numbers look good I would look for another avenue to wrap up the dealenjoy

Fire+water = Mold (if it sits).  

The local HUD office has been non-responsive and the house does not appear on hudhomestore.com as active or inactive.Does anyone have an insight as to how I may find more information out (Case #, etc.) about this property and/or why HUD would be "sitting" on it 14-months later?

@Nick BaldwinWhile it is always important to have your finger on the pulse in regards to the markets, you can't sit there racking your brain about when the bubble will burst, if at all. 

Im in college in Florida right now but would like to sit down and chat when im back in May.

Don't baby sit and set the bar where you EXPECT the tenants to perform. 

I am currently studying for the RE Exam and will be sitting for the exam within the next couple of weeks!
