I wholesale properties in the Clear Lake area and they typically sell in less than a day. The downside I have seen with investing in this area is finding deals that still have some meat left on the bone. If you compare the market rent from 5-6 years ago to today, you will see a pretty significant increase. Let's say you had a 1500 sqft 3/2/2 rental, 5-6 years ago you will likely see rental rates around $900-$1,350. Today you will likely see rental rates from $1,100-$1,600. If you intend on picking up rentals, I would definitely encourage you to consider this area sooner rather than later.
