I use one account for all my rentals make sure to keep this account for rentals only no grocery shopping etc...Now if you get BIG then you may need several accounts.Then have your personal account for other needs.I had a buddy opened an account for each rental looked like too much work/messy.

First and foremost this is your livelihood and at this time I'm self managing 64 doors.How I got into real estate is a totally different story but one probably not unlike many others.I made a very bad business agreement with a couple of very smart talking business types and we started a remodeling company (siding ,windows ,kitchens and baths).

I'd say that is a personal question but I would not do a cash out refi where the fees make up more than 10% of my cash out amount, UNLESS, you need that cash immediately for a new deal where you will make substantially more money than the money lost, or you are also reducing you APR to a point where the interest saved will make up the fees over time.Also I just did a cash out for 50K where the bank I worked with had a low income neighborhood special and closing costs were only $500 bucks (lender fees, and title fees) so might want to shop around and see if you have any local banks that do something similar.

I know there is quicken but I never had a good experience with those sites, aside from getting a lot of scam calls and emails.You can contact a mortgage broker who will shop his/her lenders for you.
