I assume you got the security deposit from the seller so you can sue that to pay the missing rent and any damage that has occurred. $700 for a water heater sounds like a steal. $200/mowing seems high, luckily that will go away next month at the latest?

Folks, I had been asked to do a Private money loan (secured by real estate) for an investor looking to buy a property in Nebraska.

There is a reason that A-class properties have a small COC rate, because they give SECURITY, reliability, performance, and equitable gains.

As per their lease, any lease break forfeits the return of the security deposit and tenant is responsible for the remaining balance due to the end of the lease term.  

@David Kelly I think I would rather be put on the title after the mortgage has been secured in someone else’s name.

Are you not able to secure traditional financing?

All:  How would you compare the relative security (of your investment) for a warehouse/logistics center with office space with a national tenant like OfficeMax, Staples, or similar with a NNN lease with several years left and renew options; vs. a large 100-200 unit multi-family with decent occupancy in a good area?

Your lender will lend money to say 100 investors, then the loans are packaged together and sold either directly to hedge funds or to a mediator between the two parties as MORTGAED BACK SECURITIES. 

We explained that yes it does but it just monitors the driveway and that it is really there for security, etc.. and it is not used to monitor guests, and that we state this in our listing.  

I checked back on the deed and attached was a security deed with a small mortgage on the property.
