I've read mixed/conflicting advice on here about whether it's more beneficial to buy each one via LLC or would buying under my own name and supplementing that with a hefty umbrella insurance policy?

Mixed use properties I hear are difficult to get term financing.

Additionally, business purpose rental lenders have no ownership seasoning or short ownership seasoning to get cash out even up to 80% cash out.

Maybe for rest of season? 

@Cole Hoffmann I know a lot of people especially in this area tend to just fill the pool because it's use is seasonal in PA and like you mentioned there's a lot of costly maintenance.

They mix best with pretty houses, low equity and tight lending/high interest rates. 

Hi everybody-We own a property that is a main house and a separate duplex in a touristy area that is seasonal.

I’d start doing these basic PMs every season to keep the emergencies at a minimum. 

We are looking to buy mixed use property with 2 residential units and a store front2 units are rented 1 store front on the main floor is being renovated - final renovation will be dependent on the tenant Challenge is that the lower unit is not rented abs most of the lenders are looking for a lease We are not able to find financing and would love your advice Let me know what other information will be helpful Thanks
