Residential Lease Options

Hi all, I'm located in Dover, Delaware, and I've been researching the various methods of REI for years. I just completed my Delaware pre-licensing sales course to obtain my realtor's license as well, because I've always believed being licensed is a great advantage as an investor. I've been taking a hard look at residential lease options for some time, and I'm wondering if anyone has any specialty experience with lease options and if so, how well they've been working in the current seller's market?
