Hi Scott, I've owned one for 2 years and the other used to be our former home until we moved to Rochester.The one I bought two years ago was a foreclosure, I spent almost 4 months doing repairs and total bath remodel, flooring, painting, plumbing.

if it doesn't, the owners might not have gotten a Building permit to remodel from a duplex to a triplex.if Zoning only allows duplex, you'll have a choice to make - which units should you combine, and will you still have cash flow?

Repair and maintenance for example, can be expenses for tax purposes, but improvements like a kitchen or bath remodel would need to be capitalized.
