I've read a lot about the headaches that can come from D neighborhoods...If you're willing to handle some possible headaches in exchange for some potentially solid cash flow, then go for it and keep us posted as time passes after you go for it (if you decide it's worth it)!

Hello Everyone,I currently attend Georgia State University as a sophomore originally from Pennsylvania, I have been interested in REI for a while now, I've been reading, studying and watching videos all summer to prepare for my goal of acquiring 2 wholesale deals before 2018 ends!

Are there any must read / must listen to / must watch resources that can help me with my goal?

Wanted to know if anyone have read this book.

Any money that comes out of your pocket, you are spending on the property...that you don't need to spend.If I read this correctly, you're actually spending $500 more...out of pocket.Think about it this way: A - If you take the same property, and over the next 3 years you had no positive cf, because you spent it all + $500 extra on the mortgage, that property cost you about $60k. 

Any and all help, tips, information, reading materials would be greatly appreciated.Thanks in advance. 

From what I read online, its at the lender discretion.  

That is why I wanted to bring this up so that hopefully someone will read this and set daily goals for themselves to see if they have the discipline to keep moving forward. 

Most people simply don't read the whole ad if it's in paragraph form.

I also read somewhere about having your LLC lend you the money to get around this, anyone have experience with this?
