I don't see the point to get 20k off for 50k worth of work, so we switched to mve in ready properties and just let appreciation do the heavy lifting. 2024 looks like it might bring some change: average days on market are currently at 26 (from 5 most of last summer) and listings that go under contract on the first weekend dropped from 56% last year this time to 25% now.

Try to go for cap rates lightly better than market, but not much better as had bad experience with super high yielding props.
