How to Analyze your Market

Question on reply to another user about: What actually makes a market better or worse to try and implement the BRRRR strategy. My Current market is (Wichita Kansas, With a median home price about 180-220k and I have seen rents from $1000-1600 rents per month. Im very new, watched videos on the strategy and have a basic understanding of the steps from David Green. Im Just not quite sure when most other investor i connected with this far are Fixing and Flipping. If my Market is more profitable for another strategy other than the BRRRR. Any Videos or Forums are helpful information as well, Thank you
