Can I write off 75% of the locked out apartment appraised rent to get my DTI below 50% to qualify for an investment property mortgage this year? 

I just got out of a bad divorce that included a bankruptcy and I'm finding deals but struggling to get capital raised or qualify for a mortgage.

Hello, I want to buy land but do not have the money for a down payment, and do not qualify for most loans due to insufficient credit history. 

If I were only to use 1 site I'd use zillow for advertising, there is a small fee but that is where most qualified tenants come from. 

There was an issue with the previous roommate tenants (dispute between themselves...also seemed like trouble in general which I hadn't foreseen during screening) so it was agreed they would move if a qualified tenant was secured. 

I won’t be able to use income from my job to qualify.

Depending on the qualify finishes and overall condition of the units, this is better rent than I would have expected.

Or offer to waive the application fee or credit to the first months rent for anyone who is qualified and moves in. 

I can't qualify unfortunately (self-employed with less than 2 years of tax returns).

You’ll need to talk to a QI to make sure the REIT you have chosen qualifies as many/most don’t.
