@Frank SanchezThere is more things with ADA to deal with than just picking an ADA compliant product.  

Indiana has a company that specializes in selling a product teaching this. 

And remember...YOU will become the product of YOUR thoughts and beliefs...and nobody has any power over you that you haven't granted them!

The location and final product are obviously a huge factor in achieving those numbers but more importantly, I think I have the formula to take average deals and make them extremely safe and profitable. 

All of it.I have a product that'll go off of just one year of tax returns for self employed folks in good credit scenarios.

Buy two or three houses for cash with about $250K and get them rented so your cash return is as close to 10% as possible.Take the other 250K and use it to aggressively buy and sell your favorite real estate product type.  

Keeps his head down and gives quality... both in product and Realistic rent numbers.. we were talking this morning and he mentioned one house same Bd ba and sq ft next to one we sold with a 750 rent one of the promotors had a 900 rent... of course that excites the potential buyer but then they are frustrated when it won't rent for that.

If someone doesn't like a product the see on TV, even if they do call the manufacturer of the product, it's not going to change the commercial. 

@Matt Powell  this model is VERY old news  its how the turn key industry worked prior to the GFC in 07 and 08 when lenders STOPPED doing investor refis for all but the VERY RICH.now as money is rolling again they are just bringing back basically the same products that existed prior to 08 nothing new mysterious or earth shattering here. the trick though is getting more than 4 refis and you can get up to 10 if your VERY well off and qualified or you go portfolio which new players are entering the space  B2R Colony etc.

I built a successful insurance agency and this business is extremely similar- just a different product.
