Essentially, people could donate money and get tax deductions and then that money could be pooled to buy property, fix it, rent it and pay a manager.I’m assuming it would be similar to a self invested Ira.

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

I wouldn't really have to put any money in for a reno/rehab. 

However, I can see where others might not be willing to invest / risk the money. 

This forum is bias towards real estate so take it all with a grain of salt.I'm always weary of financial advisers wanting to put money into the market.

Since I will now be a local landlord of 4 doors I wanted to take over management myself - self manage to save money and have more control.I will use Zillow and FB marketplace to advertise vacancies.

You've bought all the properties you want to own, and you'd rather trade money for time than the other way around, which is also what deleveraging does for you. 

I'll probably just end up paying the goofball so I dont have to deal with him, its only a couple grand, but its still really annoying and a simple phone call or text would have prevented this.
