$50k purchase price in a solid blue collar/working class area.Gross from both units= $1300Taxes= $2500Insurance= $1200water=$600Lawn/snow= $1200Building seems to be pretty updated so I figure $2400 per year in maintenance?

@Jay HinrichsI do not manage properties but hire a property manager to manage my properties.Although I agree that cheap properties in a rough area is not for an out of state investor, I prefer investing cheap properties in a blue collar working class neighborhood because that is where you can make most money.
