I became impatient and terminated the relationship, not because they removed the kitchen floor but because the Project was delayed for 6 months and not much of the work was completed. 

I worded that way because my understanding is that if worded as 1st, last and security, It could be perceived in court that was the person was a tenant, making me responsible for repairs or other things that a normal landlord/tenant relationship would entail.  

Again just looking to connect with others in my area to build relationships with and discuss investing strategies.

@Nicholas Gray I have strong relationships with contractors who prioritize safety and have the protective gear to keep themselves and others safe and healthy.

That would not be time well spent when you could be building relationships in real life through your sphere when this thing lifts.The best way to call expireds is not to call the day they expire like everyone else because the sellers are either re-upping with the agent or blame it on the agent and don't want another one right away.

Investors that have good relationships with lenders and strong financials are going to feast because they still can get their deals financed.

He never uses hard money because of his long standing relationship with the banks he uses but hard money may be a situation to pitch to him.
