@Leroy Feireira-shearinWithout a major marketing machine, it's extremely hard to find properties that are discounted deeply enough that you can buy them and then resell to someone who can renovate and still make their own profit.The most difficult thing about wholesaling is finding the properties to wholesale.

I'm curious about how folks in the community found and decided on their Real Estate Agent to help them with their investment portfolio.Did you go with the first one you found online?

Most of the folks making real money down there are doing major rehabs and repositioning from $200k to $700k.

In Sacramento County I don't think you can find property owner information online for free.

As far as lenders go, are you looking to go the online or remote lender route?

They do accounting and pay bills themselves but they can't build relationship with Tenants - and this is the major thing in this business - make Tenants happy to keep them longer.

I have no clue on where to look online for good listings please give any advice on how you personally found the right house, apartment , etc

I had fancy UC Berkeley online library access, so I did what anyone in that position would do and read all the peer reviewed academic literature on bed bugs written by people with Ph.D after their name (including pre-modern remedies that worked & still work), and over the course of a few months eliminated the infestation myself - chemical free.

@Christian Wamsley you will have access to shop properties online while you are overseas, but this would just be to keep an eye on the market.
