Rates are comparable to 30 year fixed at 4.5%My main reason to refi is to grow portfolio and build commercial credit portfolioLoan officer did indicate he can u/w new loans for additional properties.

In terms of financing, owning the lot outright will be a nice first step in acquiring financing and mainly its going to come down to knocking on a bunch of bank doors to find someone who will work with you.  

Are there any Real Estate brokers whose main focus is REI in the Wesley Chapel, Florida area? 

My main concern is this - "how many people are going to have enough to put 10% down on the deal?"  

After hearing about a local Real Estate Investor group in my area and attending a few meetings I've been studying diligently on Real Estate investing and this has been my main focus for a few months.

I have done several types of leases over the years, but the main thing to really watch out for is landlord tenant law.

(had to tighten a hand rail, replace the two pumps on the furnaces, put batteries in the fire detectors (I forced them to rewire the fan and lights in the bathroom).Its a pain dealing with an unmotivated seller, and a real estate agent that relies on email to get anything done (especially with the city (when repairs were done, told me that main inspector was sick, and underling was doing inspections and that he was emailing back and forth about getting the rein spection, It took one trip to the city hall in person for me to get the place inspected the next day)).None of this would of happened if I hadn't had the code to the lock box.
