No not at all, nothing could be further from reality. 1) Due diligence in managing your operations should render tenant suits virtually non existent (if you are performing such due diligence as you should be doing it).

By all means house appears close to obtaining legal suite status (huge basement windows, separate bathroom and kitchen, high ceilings etc) but we are not experts. 

For example, it would be very risky for a new operator to start building their first luxury apartment community right now.

Buy some cornflower blue suits, put stuff in your hair, strap on a nice big fake Rolex, lease a Beamer, lie about how many deals you've done and start collecting what you're owed!

If you really want to get savy, see what sort of rewards programs suit you and make your credit selections that way.

They self--manage and don't wear suits anyway. 

Most Cities I know of could care less about CCR's and don't enforce them. its the title companies and Risk of neighbor suits that drives this..
