This is by no means to brag but I am living out my vision of being business owner, building long term wealth at a young age through real estate and having the freedoms to create my own schedule and building for the future for myself.

I have lived some of the issues you will bump into.

My partner lives with me, but I pay for 95% of utilities, etc. as well as all furnishings, remodel, etc. 

But you are talking essentially making three living quarters. 

I currently live in lawrenceville, ga but I'm going to move to tampa, fl.

If we smelled anything like faking a name of a Living Trust as @John Underwood suggests or deeding back to original owner as a fraud we foreclosed in 30 days.

I live in a resort town, with a lot of second homes, so the market price for an average home is already pretty high.

I purchased a duplex, renovated and rented one side while living in the back unit for a few years. since then I have moved out and rented both sides while renting a house for less.

House hacking makes sense to me as long as I'm paying less than I would renting while I'm living there.

My understanding is that house rules in Alaska can be updated and changed at any time for the benefit of the living environment, however I'd like to roll them out in a smart and friendly way that gets tenant buy-in and don't want to have to change them constantly to try and keep up with the infractions......
