We are debating between renting this home or selling to get into another deal, comparable homes in the area are selling for $120-130k leading us to believe we can profit about 50-60k, but we think we could rent for around 950 a month, netting about $250 of cashflow after expenses if we decided not to sell.

Sometimes this leads to astronomically high prices - if it doesn't sell at the high price point - the contract just expires, so the "seller" has ventured nothing and lost nothing.

I have been looking at county records to find leads and my question is how do I know if the record is still current and active?

D4D, bandit signs, sphere of influence/word of mouth, lead listings, etc?

If your providing agents leads as flat fee and maybe % of completed sales...But if you have a degree, it's not hard to get your license

After scouring records and search engine sites for other possible leads even children so that I could execute a affidavit of heirship yet it all seems to point back to this man.

If you choose the 5 unit keep in mind that it may be easier to force appreciation by making improvements that lead to increased cash flow.Good luck.
