Finding deals in the Denver metro area (I-25 corridor) has been a challenge for me. I have 3 kids under 5 so tIme Is tIght.

What tips would you recommend for me?

What's your day job? I've got 3 under 3 and am in the middle of 2 flips and a BRRR property. It can be done, but you have to devote the time to it.
