If you have the 20% down u should go that route and start creating cash flow with current tenants right away rather than waiting a couple years to rent the 3rd unit out.

Tenants agree to pay the rent on the first day of each month.Tenants agree to be jointly and severally responsible for the lease and rent.Tenants agree to put trash & recyclables in containers provided by the landlord, to place on curb on day designated by city, and to abide by ordinances in regards to lids on cans, proper trash storage, etc.Tenants agree to not smoke in the building or apartment.
