if this is a single family home the lease should have a clause starting the tenant is responsible for all pests 30 days after they move in.understand the tenant may call the city inspector about this issue and because this is health related they will most likely make you pay for it.

@Dylon Johnson Hey Dylon, Missouri currently doesn't require a license to be a home inspector.

Inspection was done yesterday and I am waiting on official report, but my Inspector did note that the electrical system will likely need update for insurability ("educated" guess 5k for complete rewire). 

Does anyone have recommendations for either type of inspector who is willing to work around Delano, CA?

You may also need a realtor, title agency and home inspector.
