Looking for a title 25/ mobile home inspector in Delano, CA

Hi, all!

My partner is trying to sell her manufactured home in the California Central Valley, and the park manager has said that the house must undergo a title 25 inspection before the sale, but that since a lot of people might not be working in the age of coronavirus, that a normal home inspection would be acceptable as well. Does anyone have recommendations for either type of inspector who is willing to work around Delano, CA? Is there a benefit to one vs. the other? And can the park require that all the findings be fixed by the seller prior to the sale, or is there any way to put that on the buyer, who has already started that he's willing to do all the work down the line (unpermitted, but it'll be his house by then)?

Google has been surprisingly unhelpful for finding a title 25 inspector so I'm hoping that the collective wisdom of BP turns up something useful. The house was already under contract and escrow was planned to close by 7/31 when the manager told her the details about the 3rd party inspection requirement, so we're trying to get through the last few hurdles without delaying the sale too much.
