.- Purchase price: 600k- Strategy: STR (5b4b 14 guests)- STR income: 132.6k (Aridna data) / 11.05k monthly- CoC: 17.5%Here is another example, just a random on-market deal where number works:https://www.redfin.com/AK/Anchorage/3640-Chiniak-Bay-Dr-9951...- Purchase price: 550k- Strategy: STR (5b2.5b 14 guests)- STR income: 124k / 10.3k monthly- CoC: 19.79%Alternatively, I discovered a few small multifamily properties with a mix of LTR+MTR+STR to help with occupancy optimization, and I can see that on-market 4-plexes like this one with a cost of around 600k will cashflow and gross a similar 110k-120k yearly.I see that population growth slowed down, and maintenance/utilities should be much higher due to harsh winters.

The only way I would consider this is with a hefty owner held deposit, a personal guarantee, and some level of knowledge of the arbitragers business.Why do you not just hire a property manager to manage the property for you?

Pay down debts to get a good debt/income ratio, build up cash for all the things you need to pay for out of pocket / up front, particularly if you are going to be taking on debt to acquire a property.

Ideally for the home we would put a down payment of $200k, and somehow use rental income to help offset the costs of the home as income.The town we want to buy a home allows for weekly vacation rentals and has about a 100% rental rate in July and August (rents are usually booked out a year +).

(used to be 25% nets )  Again you can buy a duplex that will have about 12- 13k NET income on gross of about 20k, with an all in PP of 108k,,,, thats about 12% net based on a cash purchase.

I don't see any reason to commit new capital in this market given that anyone can get a guaranteed 5%+ via Treasury Direct short-term 4-week T-bills.
