With some quick back of the napkin math, this deal looks more like an 8% cap deal and although it is smaller than I would pursue, at least the homes are all tenant owned.

But later a found a world of highnet worth accredited investors who though the complete opposite.Do the math here… with 300 dollars per property (2 months of work to buy a turnkey rental) you are going to need 20-40 of these to replace your income.

But when I do the math, I just don't see how any properties in my area will ever have a positive cash flow.I'm guessing most people get into this another way.

What math and thresholds do you use and how do you decide?

I’m looking to buy Q2/3 of 2021 and doing homework.
