There is just no substantial money in it that I see as a business model that is worth the time.Now I am only talking residential with the little houses and not commercial or big multifamily which is different and volume can be scaled locally and more efficiently.

Sure, some high volume agent investors will take some of the good deals for themselves, but there are plenty of deals to be had if you know where to look. 

The brokers and investors with decades of experience and hundreds of millions to billions in closed transaction volume have the knowledge and experience to know what is reality versus theory.Before assembling all these people for a team make sure what you want to do is practical and an actual fit for your goals. 

I've thought about getting licensed in the state of Georgia with the same idea of getting a competitive advantage but we'd have to be sure that we were doing enough volume to justify the initial effort and ongoing expenses of maintaining the license.My concern when reading about this requirement in OH is that smaller investors won't know about this change leaving them exposed to penalties that can wipe them out.

Sometimes it's a 50/50 split of the assignment fee, but most of the time, it's a fraction, but I will make it up in volume because of the economy of scale in that I can work with an unlimited amount of suppliers.

Especially if you don't push volume.

How does that work when buying in volume?

Basically, it's been less revenue, higher operating costs and longer sales cycles than our residential sales- and getting it in volume doesn't help.
