I would have responded sooner, because I value the feedback from this forum, but I was scrambling to salvage a deal that LendingHome was funding. 

You might want to start talking to a lender sooner rather than later.  

I have a home gym I put together in the basement.

Buyers are willing to pay $$$ for additional flexible spaces that can be used as office, gym, guest home for elderly parents or adult kids, or simply as rental to help pay off the mortgage.

I called the tenant and the tenant told me he never opened the garage door since I told him about the complaint and he thought he saw someone peeking in the windows near the top of his garage door.I received a complaint from the HOA because during the Christmas season a tenant hung some type of ornament on the wall beside their door and the HOA sent a complaint saying the color of the ornament did not comply with the HOA's guidelines.I received complaints because some tenants are from another state and they did not have Nevada license plates.The worse part about the HOA's is when you want to use the gym or swimming pool.

However, a landlord should give you notice prior to arriving - typically at least 24 hours in advance unless you authorize sooner.  

The current tenant's leases end on 8/31/21.Unit 1 - 3 bedroom currently under market at $1850we intend to increase rent to $2100 (still under market, tenants were verbally told to expect this by the seller)We do not want to renew this to a yearly lease because we would like to/potentially need to get into this unit to update sooner.

Those on the fence for selling, I don't fearmonger them but I do say that sooner is better than later in general terms based on where the market is going.What has influenced my opinion on this?

I understand the market is incredibly hot and demand is through the roof but I would like to start sooner rather than later.
