Short-term rental /Beach house

Hi everyone, starting to think about looking for a beach property that would allow us to spend some vacation time every once in a while. Not sure what the short-term rental market is like in RI  Beach areas, in terms of cash flow, regulation, saturation, occupancy /off season opportunities etc. Love to connect with any local str owners /agents etc.. thanks. Narragansett area is a great if you can afford it. Prices are quite high, but you have the benefit of year round rent. Many students from the University of Rhode Island live there during the school year and pay $500-$800 per bedroom.

In season this is a very popular market many with weekly rents ranging from $1,300-$3,000 depending on size and proximity to beaches. Their are 3 main beaches in Narragansett: Narragansett Town Beach, Scarborough, and Roger Wheeler. Town beach and roger wheeler are better location in my opinion due to proximity to restaurants and bars.
