Renting Apartment with Ring Home Security & Home Gym?

Hello,

I have a two part question I'd like to gain feedback on:

1. I am going to be renting the apartment I've been living in shortly, and I installed both indoor and outdoor cameras, as well as the Ring Home Security alarm system on doors and windows.

I am looking to keep the security in-tact and use it as a selling point for the rental. What is the best way to set this up / transfer to the tenant in order to maintain privacy? I am currently paying for the internet and will probably continue to do that, and the systems are attached to the internet. Would I just give up full control of the indoor cameras and alarm system to the tenant? I would probably keep the outdoor cameras in my setup so I can view the property and keep a backup in case there were ever any issues. Would I also include language in the lease that reflects that it's my personal property that is being borrowed / used by the tenant?

2. I have a home gym I put together in the basement. Is there any liability issues I need to be aware of with the tenant hurting themselves if I leave all of the equipment and tell them it's included in the lease? Again, would I put another clause regarding how it's owned by me, but they are leasing and using it as part of their lease agreement?

Also, not sure if it's helpful to know but I require my tenants to secure their own renter's insurance policy.
