It actually IS illegal in most places but the presence of this forum proves that enforcement is lacking.While I understand where you’re coming from, as I too am fed up with the endless mass texts, I think that we need to consider that in a limited set of circumstances, wholesalers do provide a valuable service to both sellers and buyers.

For example - if you find a vacant lot in an area that is densely populated (with houses all around it), it may not be any coincidence that this one single lot hasn't been developed yet... because when a property has one or more of these pre-existing issues, you literally can't do anything on it (other than maybe grow grass).

An assumable fixed rate loan written at today's low rates would be worth a lot in the future if:you hold long enoughyou believe RE markets will continue to climb in valueAND that the Fed is bound to recant its current policies and begin efforts to control inflation (ie rising rates)

The problem is that if I take this out in cash, the Feds will withhold 20% of it for taxes right off the back and although I do not think NY state will withhold as well it still a substantial amount to lose.
