In the meantime, I'm listening to BP podcasts and bought David's BRRRR book.Any tips for a newbie in New York trying to get into the BRRRR Method?

When it comes to actually securing a contract on a home that appears to meet your criteria, here are some tips (outside of simply raising the price):1.

She finally got an appointment for Nov 16th 2021, so I told her let's leave for next year than because we would be leaving the country Oct 30th for the next 4 to 5 months and I don't want anyone in the apartment while we are not there ( Due to her taking few things from my fridge last year without my permission A champne gift my wife got it and running a portable small heater in the bathroom while we were out the light bill came to about $150 every month we were out last year yes that's correct She was leaving a portable small space heater running without anyone in the house.

Those people don’t have anywhere to stay because instead of renting to them you’re giving 4 other strangers a gift. 

It will probably cost me a fair amount of $ but the hope is that I'll have less tenant tension from top/bottom units.As for electrical there is a sub panel that attaches to the basement unit... might be able to do something with that.I am open to other ideas on how to deal with the heating/cooling if possible and any other helpful tips on a top/bottom rental.If the heating/cooling, water, electrical aren't separated out, then I would have to have a built in price factored into the rent instead of the tenants paying the utils themselves yes?

I definitely believe in very very full transparency, so that's a great tip.

Thanks for the tip on the appraisal contingency, I will keep that in mind on the next one.
