There is plenty of information available on the How-To of wholesaling and an avalanche of buyers out there ready willing and able to take them off your hands fast once you find and lock down good wholesale deals.

There isn't enough commercial inventory that they could work that fast.

I believe google adwords is a more effective method because you can target words such as "sell my house fast etc."

They generally just need to sell fast, and they probably don't have the time or money to fix up their house, which is why they probably aren't on the MLS.
