mailers, web ads, yellow pages, signs... how are you going to FIND deals...? 

I was going to issue a 60 days notice to 2 of the tenants but someone in my circle told me that I needed to sign them to new leases in my name before I can issue a notice to vacate.

I’d definitely ask a lawyer before signing letters or paperwork

Over the last year we have experienced an extra month of marketing/ vacancy time with 2 bedroom opposed to 1s and 3s.

Do you also allocate a signing fee for new tenants with annual lease etc? 

I am extremely grateful to be among the best and most experienced real estate investors out there.  

Professional photos, 3D scan, SEO presence and experienced agents that are paid based on your customer service experience is what I'd look for..paying someone for any level of service just doesn't seem like a good investment to me.I would also question the ethics of any brokerage/agent that bad mouth's or publicly makes false statements about another brokerage in direct violation of National Association of Realtors Code of Ethics (low paid, inexperienced agents)  I guess some folks feel a need to tear someone down to build themselves up!

It’s not a no-brainer anymore but tbh none of the places I bought were spike-the-football, dance in the end-zone moments when I signed the papers.

Often times, having a more experienced hand will help you avoid seemingly small mistakes that turn out into big issues later on.

Looking for experienced contractors or people that know how to properly do estimates for repair cost!
