With a smaller downpayment, we likely could’ve pushed that projected return to 10+% but we want more margin-for-error.As I mentioned by partner would like to retire in 10-years and they don’t need any cash return today so we’re going to apply all of the excess cash against the debt.

I've read some people go material diving for excess/unused materials at slab/appliance/cabinet yards but we don't have much of that (it seems) around North NJ and I work a full-time job so my time to scope material yards is somewhat limited.Where do you all go?

If it is clean-up, cosmetics, and the usual work, great, but there are a lot of surprises that could explain the low low price.Look me up when/if you get to the low income landlording stage, that's my niche.
